Thank you for choosing Black Swan Living for your new home, we're so glad to have you with us.
We know that moving, whether it's across the street or across the country, can be stressful. We're providing this information to make the moving process as seamless as possible.
Please read in its entirety!
INFORMATION FOR PRIOR TO YOUR MOVE-IN DATE:
UTILITIES
It is required that utilities which are your responsibility are started prior to move-in.
Please start utilities prior to move-in date and email account numbers to moving@blackswanteam.com with SUBJECT LINE: Last name Address Move-in Utilities.
You can refer to the first page of your lease for which utilities are your responsibility. Please email us if you are unsure. If you are moving into an apartment unit, be sure to specify the unit number to the utility provider, otherwise the service for the whole building could be transferred to you!

Nearly all units in Rochester are responsible for RPU

Natural Gas:
MN Energy 1-800-889-9508.
All single family homes as well as residents of Colby, Douglas Trail, Hamptons, Med City, Old City Hall, and Residences of Discovery Square.
Please specifically check the first page of your lease for confirmation.
Trash Service: There are a number of providers available.

RENT PAYMENT
In order to be granted access to the home, you must have paid a security deposit and one full month rent, regardless of what day you are moving in. You can pay in the Buildium resident portal and you are able to pay even if the current balance shows $0. The prorated rent amount will be due on the 1st of the next month. For example, if rent is $2,000 and you move in on August 15, you will need to pay security deposit (usually one month rent, but sometimes different, check your lease for specific information) plus rent of $2,000 in order to move in; your rent payment due on September 1st will be $1,000; your usual rent payments of $2,000 per month will start on October 1st and thereafter.
In order to allow time for the rent payment to clear, we highly recommend making your electronic payment at least 72 hours prior to move-in day.
We are not able to grant you access to your new home until all account numbers, security deposit, and first month's rent are submitted.
MOVE-IN DAY
Our #1 priority is making sure you have a great Move-in experience! A member of our team will meet you at your home on your selected date and time to welcome you and answer any questions that you may have. As a reminder, your time is valuable and so is ours. To best serve all of our residents we will only wait for 15 minutes beyond your scheduled appointment time.
Please contact us as soon as possible at moving@blackswanteam.com if your travel plans change or you are no longer able to keep your scheduled time. Rescheduling your appointment will be based on availability.
MOVE-IN INSPECTION
All units undergo an exhaustive maintenance and cleanliness checklist prior to move-in. You will be able to view this inspection on your Buildium resident portal under “documents”. You will be provided with this same checklist so that you can document any concerns you find. You will be provided with 3 days to complete this documentation and return it.
MOVE-IN MAINTENANCE
We want you to be absolutely delighted with your new home! As you settle in, you may find items for a “honey do” list. If these are simple items that do not need maintenance but you would like to document, please do so on the move-in documentation (such as a few nail holes, a scuff in the wall, wear on a cabinet, etc). If there are items for which you would like Maintenance attention, please gather those and submit one single maintenance ticket via the Buildium resident portal. We will have a Maintenance Team Member out as quickly as possible to make sure that everything is handled!
Please set up mail forwarding for your new address with the post office as soon as possible. We are not able to receive or take responsibility for mail or packages delivered to you at your new address prior to your lease starting or prior to you officially moving in. If you receive any mail/packages for a prior resident, simply write “return to sender” and place back in the outgoing mail. We legally are unable to handle or take custody of mail; this must be managed by the US Post Office or other carriers.

If we are unable to answer, we will return your call as quickly as possible.

Moving Out?
Turn off autopay if set up to avoid an overpayment at the end of the month (example; it will pull on the 30th even if you move out that day as the system doesn't automatically register if your lease is ending)
Security Deposits - are placed in the mail within 21 days of your lease end date. The deposit is returned to whoever submitted it at the beginning of the lease. Please provide your forwarding address by clicking here so that we may send your security deposit return and final statement. We will not make further attempts to obtain this information. If you do not complete the information in full (including city, state and zip code) there will be a delay in return of these funds.
Move out is by 11am the day your lease ends. Failure to be out on time may result in $100/hour + fines.
Properties are expected to be cleaned and move-in ready or charges may apply (beginning at $300 minimum cleaning fee). This includes carpets. Click below for a detailed list of what to clean.
Unit keys, mailbox keys, garage openers or anything else provided at move-in should be left inside the unit.
When you have left the home please email moving@blackswanteam.com. Your move-out is confirmed by the date/time you email moving@blackswanteam.com that you have vacated
